Our story
Born from a love of the Gulf Coast
CoHost Emerald Coast was founded by Joan Winchell, a longtime resident of the 30A corridor who saw firsthand how hard it was for vacation homeowners to find a co-hosting partner who truly cared. Too many management companies treated properties like inventory — rotating guests in and out with little attention to the home or the owner's investment.
Joan built CoHost Emerald Coast on a different premise: that great property management starts with genuine local knowledge, honest communication, and a hospitality-first mindset. Every home we manage receives the same hands-on attention we'd give our own.
Today we manage a curated portfolio of Gulf-front and near-beach properties from Destin to Inlet Beach, delivering consistent five-star guest experiences and maximizing returns for our homeowner partners.
